DESIGN CHALLENGE

Design for a community of 2 distinctly residential types – rental and sales housing. The challenge was to divide the site into 2 distinct areas but unify the entire community with a common design style.

DESIGN APPROACH

Placing 36 units of housing on 3 acres in a suburban community might appear out of place in terms of density and style. We approached the design of this project to do all that we could to minimize the sense of multifamily scale and emphasize the appearance of single-family size and detailing. We chose an arts/crafts building style as the one most likely to succeed in providing medium density housing in single family neighborhoods. The site plan was designed to provide 2 neighborhoods within the development – larger rental buildings on one side and large townhomes for sale on the other. While they were targeting a different use groups, they were designed in s similar style so that the overall community has a coherent appearance. We used color, variable siding types, and some dramatic roof lines to create character reminiscent of single family housing.
